The Playhouse Lofts project replaces a defunct crumbling theater space and parking lot with 36 units of housing and retail space over parking, within a few steps of a commuter rail line. The historic retail frontage is rehabilitated for vibrant downtown service businesses.
The through-block arrangement affords access from both streets, ample public and private courtyards and terraces, sunlit single-loaded corridors and a generous lobby entry and street-level terrace on the train station side. Storm water is captured by green roofs and massive rain garden planters that are amenities in outdoor living areas, which include a large south-facing shared courtyard and much of the rooftop over the fifth floor.
Basic construction and mechanical systems use Passive House approaches: air-tight construction, heavy exterior insulation, advanced European windows and doors, unit by unit Energy Recovery Ventilation and heat pump conditioning, LED lighting and induction cooktops in an all-electric building. The building’s amenities, indoor air quality measures and recreation features make it the first in Westchester County to qualify for FitWel certification.
